Building Permits

Before you start your next building project in the Township of Edwardsburgh Cardinal, we recommend that you book a preconsultation meeting.

A $115 base fee is due when you submit your application. All other fees are due once your permit is ready, including the performance deposit, if required. View our Building Permit fee schedule for a list of fees.

Additional requirements are based on your project type:

Buildings under 15m2 that are only used for storage do not require a building permit. These buildings must still comply with the zoning bylaw and a small building compliance review is required once your small building is constructed.

The following items will generally be required as part of an application for a permit to construct a garage, shed or deck, as well as any interior or exterior renovations or additions. If you're unsure, we can review these requirements in your preconsultation meeting.

  • Building permit application form (above) and the $115 base fee.
  • Drawings, specifications and documents to determine compliance with the Ontario Building Code and applicable laws.
  • Stamped engineered drawings, as required.
  • A complete site plan with lot lines, location of buildings, and building setback measurements.
  • Grading plan.
  • Energy Efficiency Design Summary (for addition projects only).

The following items will generally be required as part of an application for a permit to construct a new home, industrial or commercial building. If you're unsure, we can review these requirements in your preconsultation meeting.

  • Building permit application form (above) and the $115 base fee.
  • Proof of ownership (copy of the deed or tax bill).
  • Drawings, specifications and documents as necessary to determine compliance with the Ontario Building Code and other applicable laws. 
  • Site plan that shows lot lines, location of buildings, building setback measurements, location of proposed well and septic, and proximity to existing agricultural structures.
  • Lot grading plan.
  • Septic system permit from the South Nation Conservation Authority or a water/wastewater permit for municipal servicing.
  • Energy Efficiency Design Summary form submitted by a Designer.
  • Plans for an HVAC system prepared by a Designer.
  • Application for an entrance permit.
  • Application for a civic address (911) sign.
  • Tarion new home warranty registration, if applicable.

Consultation with South Nation Conservation Authority and the Ministry of Natural Resources and Forestry may be required if you are building neat the waterfront or a provincially significant wetland.

The following items will generally be required as part of an application for a demolition permit. If you're unsure, we can review these requirements in your preconsultation meeting.

  • Building permit application form (above) and the $115 base fee.
  • Proof of ownership (copy of the deed or tax bill).
  • Site plan to show the location of the building to be demolished.
  • Provide proof satisfactory to the Chief Building Official that arrangements have been made with the proper authorities for the cutting off and capping of all water, sewer, gas, electric and private services.

Inspections

Inspections will be required throughout your new building project. Your building permit will list the inspections you need at each stage of your build.

Make sure to post your building permit in a visible location on your property. Please email us in advance or call 289-387-1000 to schedule site inspections.
