Planning Applications

Whether you're building a new structure, changing how land is used, or adjusting a property boundary, you may need planning approval. The Township of Edwardsburgh Cardinal is here to guide you through the process.

Before you begin any application, we strongly encourage you to book a pre-consultation meeting. This identifies everything you need for a complete application and any potential issues early on.

Zoning bylaw amendment

An amendment to the zoning bylaw may be needed if your proposal does not meet the current zoning regulations (e.g., permitted uses, building height, setbacks). This process allows you to request a change to how a property can be used or developed.

Minor variance

A minor variance application allows you to request small changes from the zoning bylaw when the general intent of the bylaw is still maintained. These applications are typically related to setbacks, height, or lot coverage

Site plan control

All properties in Edwardsburgh Cardinal are subject to site plan control under the Township's Site Plan Control Bylaw, although many property uses can be exempt from this requirement. Most commercial buildings, multi-unit residential structures, and industrial facilities will need site plan approval before construction or site alteration begins.

Severances (consents) and subdivision of land

The United Counties of Leeds and Grenville is the approval authority for all plans of subdivision and land severances. The Township provides comments on each application in Edwardsburgh Cardinal to ensure the proposal complies with our Official Plan and Zoning Bylaw.
